Within a select number of residences at ZION Krtsanisi Embassies, our project in Tbilisi’s diplomatic district of Krtsanisi, we have created an additional open space with no predetermined function. Instead, it is designed to adapt to the interests and lifestyle of its owner. This reimagined space can become a home office, a creative studio, a library, or simply a place for inspiration.

The rhythm and demands of modern life have changed fundamentally. People need a space where they can focus, reflect, and reconnect with the work and ideas that matter most to them. ZION’s architecturally thoughtful approach responds directly to this need. We have created a bright, inspiring environment framed by expansive glazing, where residents can shape a world around their own interests and routines. This planning concept is also a direct response to the realities of hybrid and remote work, where an independent, flexible space is no longer a luxury, but a necessity.

Our goal is to offer residences that fully adapt to the way people live today. We understand the importance of personal space within the home, which is why functionality and modern lifestyle needs became the central principles of our planning approach.

ZION Krtsanisi Embassies is scheduled for completion in June 2027. Beyond its functional apartment layouts, the project is distinguished by a number of defining features. With its low-rise development and terraced arrangement, the complex preserves the historic character of the capital while reinterpreting the neighborly spirit of the traditional Tbilisi courtyard in a new premium-standard residential setting. Its engineering solutions also go far beyond established market norms — including 3.4-meter ceiling heights, which create a remarkable sense of openness and scale. This generosity continues throughout the shared spaces, where the complex’s 150 sq.m lobby with a 7.5-meter ceiling height creates an impressive arrival experience.

The project’s distinctive aesthetic value is further enhanced by the interior design concept developed by renowned Italian architect Matteo Nunziati, perfectly aligned with the exterior architecture and the project’s overall vision.

The location and microclimate of the complex are equally exceptional, as fresh air enters the capital through the Krtsanisi valley.
