The architectural concept for the project was entrusted to Defani, one of Georgia’s most experienced and respected architectural studios — a team known for delivering standout projects that blend innovation with timeless design.
Construction is led by GTC Construction, a top-tier Georgian company renowned for its precision and integrity in delivering reinforced concrete structures of the highest standard.
The engineering systems — from initial design through final execution — are managed by CQM, a leading project management company, ensuring seamless integration of all technical components.
The complex is served by 10 smart elevators from Swiss brand Schindler, customised especially for the needs of the ZION community — a perfect union of elegance, safety, and innovation.
The interior design is curated by the world-renowned Italian architect Matteo Nunziati, whose global portfolio includes landmark residential and hospitality spaces of exceptional caliber.
From the outset, we engaged one of Georgia’s premier landscape architects, who conducted an in-depth study of the Krtsanisi microclimate and designed a 5-year dendrological program. This plan includes the planting of nearly 300 unique, collectible species of deciduous and coniferous trees — reinforcing our commitment to nature and livability.
We also partnered with Aromako, which first introduced aroma marketing to the Georgian market. With them, we created an exclusive signature fragrance tailored specifically for the ZION experience — elevating not only space, but emotion and memory.
The entire project is fully financed by TBC Bank, establishing a long-term, secure partnership that ensures the stability and momentum of ZION at every stage.
Long-term maintenance and security are provided by Capital Maintenance, a leading Israeli company ranked among the top five in its field. Their decades of experience and state-of-the-art smart systems guarantee lasting care and round-the-clock protection for the entire complex.
